OUR PROCESS

 

FIND

We target value-add properties in markets with strong anchors like universities, hospitals and major employers. 

PURCHASE 

We then raise the capital from private lenders and/or obtain financing from a conventional lender.

 

VALUE-ADD

Next, we stabilize the asset by improving the condition and decreasing the operating expenses.

REFINANCE

Once we have stabilized the property, we refinance or sell and return the capital to our investors.

What Is The Minimum Amount Of Investment?

The minimum investment amount is $50,000, and our lending terms typically last from 6 to 24 months. Our private lenders collect annual interest and we handle the rest. If a lender needs their investment back, we require a 60-day notice.

How Will My Investment Be Protected?

The total amount borrowed on a 1st Position Mortgage is no higher than 60% of the ARV (After Repair Value). The total amount borrowed on a 2nd Position Mortgage is no higher than 80% of the ARV. Once our value-add project is complete, we will have a minimum of 20% in Equity in the property. There Is Always Plenty Of Equity Above Your Loan

How Is The Deal Structured?

We will have a formal closing with a 3rd party title company, title will place a mortgage on the property along with a promissory note, property insurance, title insurance & more to insure your investment is protected. If we fail to pay you, you will have the right to foreclose on the property. 

What If The Investment Goes South?

In the circumstance that the investment goes south, we will liquidate the asset, reimburse all private lenders, and we will cover the loss. Every deal that comes across our table is underwritten conservatively, we try to "kill" the deal, and think of "worse-case" scenarios that might impact the property before proceeding with the investment. This approach ensures that the property can perform during unstable economic conditions.
